The retained amount applies only to the 50%-down First Works Fee. The unretained portion is refunded and the remaining 50% balance, if not yet paid, is not owed when a client cancels early.
Fees vs deposits
Two separate pools of money
- BETS fee: First Works Fee and package balance for coordination, escrow, and title services.
- Property escrow deposit: client money held by the licensed escrow agent in a segregated account, governed by the purchase contract and escrow instructions.
- Protective finding: if diligence stops a bad deal before clear-to-close, the property deposit remains protected under the escrow instructions.

Data protection commitments
- LGPD, GDPR/UK GDPR, and applicable U.S. privacy rights are recognized.
- KYC, transaction, financial, and document data are used only for service delivery, compliance, billing, and security.
- WhatsApp, SMS, and email marketing require consent and include opt-out paths.
- Client and contractor data must stay under confidentiality, least-privilege access, and secure deletion/retention controls.
